WHAT IS A KNOCKDOWN REBUILD?
A knockdown rebuild is exactly what it says – knock down and remove your old home, and build a new home on the same site. You can continue living in the area you love without disruption to your children’s schooling and routine – and you can keep your neighbours – but do it all in a better house.
WHY DO A KNOCKDOWN REBUILD?
If your life circumstances have changed and your home is no longer working for you – but you love the area you live in – a knockdown rebuild could be the answer. It’s also worth noting that land prices in new estates are at an all-time high, and finding land in an established suburb can be almost impossible, so staying put and starting afresh has its benefits.
WHAT DOES IT COST TO DO A KNOCKDOWN REBUILD?
Depending on your block, you can expect to pay between $20,000 – $50,000 to knock your home down. Along with the cost of the demolition itself, you’ll also need a demolition approval, temporary fencing, a temporary toilet, a sediment control fence, connection of temporary power and potentially – depending on your block – protection of overhead power tigers tails, removal of any asbestos and an asbestos clearance certificate.
IS IT CHEAPER TO KNOCK DOWN AND REBUILD OR RENOVATE?
This depends on the extent of the renovations and structural changes your existing property requires to get it to where you want it to be. If extensive structural changes are needed, a knockdown rebuild may be cheaper (plus you’ll avoid the Pandora’s Box of renovating; take one old wall down and you never know what you might find!). New homes are generally more energy efficient, and they will come with a structural warranty. You’ll need to consider your block – its location, and terrain (we can let you know if your block is suitable for us to build on) – but doing a knockdown rebuild allows you to have a brand new home exactly as you’d like it. TEMPO LIVING’S KNOCKDOWN REBUILD PROCESS, IN NINE SIMPLE STEPS

STEP ONE: We will assess your land

We will do an assessment of your block. This will check that it complies with regulations and we are able to go ahead, and will involve a site inspection and the preparation of a Building Envelope Plan. You’ll need to provide us with some paperwork, including site documentation and reports. We will confirm that your site is suitable for us to proceed, or we will advise that we are unable to help.

 

STEP TWO: You decide how your new home will look and function

We will provide the Building Envelope plan to your Sales Consultant, and then you will meet with them to make some decisions about how you want your new home to look and function. You’ll choose the home design you love, and the facade, floor plan, inclusion options, and internal and external colour selections.

STEP THREE: We will provide a cost estimate, and the Tender Request Fee is paid

You will be given an estimate of cost for your new home, and pay the Tender Request Fee.

STEP FOUR: The Tender Acceptance Fee is paid

We will complete all necessary reports, and present your guaranteed fixed price tender and application plans. From here, you’ll know exactly what you are paying, exactly what you are paying for and exactly when you will be moving in. You pay your Tender Acceptance Fee.

STEP FIVE: Contracts are signed, and build deposit is paid

We will prepare building approval documents and present the Home Building Agreement to you, and you sign a contract with us. You will then pay your contract deposit. This is the deposit on your home build.

STEP SIX: Approvals are finalised

We complete construction documentation and obtain building approvals. You will need to provide a letter from your finance provider confirming you have finance, called an Authority to Commence Construction.

STEP SEVEN: The build begins

We begin construction of your new home. You can expect regular updates from your Tempo Living site manager.

STEP EIGHT: The final payment is made

You inspect your completed home, and the final payment is made.

STEP NINE: We hand over your keys
